This development follows the success of the Bardon 1 and 2 schemes which have attracted major retailers and logistics companies to the local area. A hybrid planning application was allowed at appeal in November 2021 for 963,370 sq ft of B8/B2 floorspace and the relocation of the existing farmstead. The site is well accessible to the major road network being located within the heart of the ‘Golden Triangle’ and just a short journey from junction 22 of the M1.

The scheme is landscape-led and includes a community woodland for the benefit of future employees, local residents and to achieve biodiversity enhancements.
