The proposed development shows 1.46m sq ft of industrial and logistics floorspace on land adjacent to the A5 on the western side of Hinckley. A planning application was submitted in September 2021 and includes a proposal for a new 600,000 sq ft unit for local occupier Syncreon. The proposal incorporates a scheme to increase the clearance under the adjacent A5 Watling Street railway bridge, which is currently one of the most frequently struck bridges in the UK. The improvement works to this bridge would also alleviate drainage and flooding issues in the vicinity.

The proposals for the site are landscape-led to ensure the development assimilates into its surroundings whilst delivering ecological, biodiversity and landscape enhancements.
